The Law Firm of Alexander Suslensky, P.C. is a boutique Midtown Manhattan law firm engaged mostly in the representation of clients in real estate transactions. Licensed to practice law in New York and New Jersey, we offer a variety of legal services including residential and commercial real estate closings, and commercial lease negotiations.

Alexander Suslensky is the Managing Attorney of our firm. Mr. Suslensky is highly regarded in the fields of real estate and business law. He has been frequently quoted in The New York Times Real Estate Section and presents lectures on real estate law at The New York County Lawyers Association and other venues. Our clients range from first-time individual home buyers to corporations and companies with up to 500 employees.

Mr. Suslensky’s experience of working at big New York City law firms allows us to advise companies of all sizes with respect to all of their corporate and real estate law needs. As a boutique law firm, we are able to provide personal attention to individual clients as well. At the Law Firm of Alexander Suslensky, P.C., we represent purchasers and sellers of residential and commercial real estate in New York and New Jersey. Whether you are a nervous first-time buyer or a seasoned investor, we will diligently guide you through the process. Our managing attorney is Alexander Suslensky. Mr. Suslensky has served on the NYC Bar Association Committee on Cooperative and Condominium Law as Chairman of its Subcommittee on Forms and Subcommittee on Offering Plans. He has been featured frequently in The New York Times Real Estate Section and has presented many lectures on real estate law at the New York County Lawyers’ Association and other venues.

COMMERCIAL LEASING
We represent landlords and tenants in the negotiation of commercial leases. Regardless of whether we represent landlords or tenants, we are extremely successful in obtaining favorable lease provisions for our clients. Often, we make our clients aware of issues that they never considered. Our clients thank us at the time of lease negotiation and thank us even more when problems are avoided as a result of our foresight. In negotiating leases, we use the same zealous tenacity whether we represent a “start-up” company looking to lease small office space or a corporation of over 150 employees seeking to lease multiple floors of prime real estate. In the end, our clients benefit greatly from our experience and efforts.

Alex’s “War Story”:
“Not too long ago, I represented a company of over 150 employees in negotiating a lease for an entire floor of prime Manhattan office space. The landlord was one of New York’s top management companies employing one of New York’s top, large real estate law firms. The face-to-face negotiating sessions were almost comical in terms of the number of lawyers used by each side. As the sole representative of my client, I sat on one side of a huge conference room table. No less than five lawyers and several paralegals representing the landlord sat on the other. Fortunately, the number of lawyers does not necessarily determine the outcome of a negotiation. After the lease was signed, one of the landlord’s lawyers admitted to me that the provisions I was able to negotiate on behalf of my client were more favorable than those given to any of their other tenants in any of their numerous buildings.”

· Represented the parent of a company operating oil change shops in connection with its merger with another company valued at approximately $87 million

· Represented public company in the business of providing electronic marketplace and related trading technology solutions in connection with its merger with a public financial services holding company
· Represented provider of digital distribution services to consumer and business-to business magazine publishers in connection with its acquisition of supplier of digital prepress services

· Represented film colorizing technology company in connection with disposition of subsidiary
· Represented public multi-disciplinary provider of healthcare services in connection with a merger with another healthcare company

· Represented investors attempting to acquire holding company of New York racetrack

· Represented hedge fund in connection with the disposition of all of its interests to an investor

Venture Capital:

· Represented venture capital fund in connection with its $45 million equity investment in company operating chain of health clubs
